Important Details about the Refinishing Process

It is important to note that with each sanding and refinishing process, a portion of the valuable wood from the top wear layer is removed. Whether you have solid wood floors or engineered floors, both types have a limited lifespan and can only be sanded a certain number of times.

Typically, floors have approximately ¼" of wear layer, and once the initial thickness is reduced to the tongue, the floors will start to weaken. Therefore, our approach is to be extremely cautious and remove only the absolute minimum amount of wood necessary. Our goal is to preserve the structural integrity of your floors while still delivering a stunning finished result.

Prepare the rooms, repairs and set-up

In Cottage Lake, before any sanding starts, we handle the agreed-upon repairs — pulling staples and nails, refastening loose boards — and make sure every machine is dialed in. Then we set up our dustless equipment, let you choose your dust-control level, sweep and vacuum the rooms, and stage the sanders for a clean, careful refinish.

Sanding off the existing old finish

Next step in our hardwood floor refinishing process is the removal of the old, worn-out, and damaged finish. We employ various sanding machines with different grits of paper to effectively strip your flooring down to the bare wood. The selection of grits depends on the type of finish you have and the level of difficulty in removing it. Our workhorse, the big belt sander, efficiently tackles the main areas, while smaller sanders are employed to reach those intricate, hard-to-access sections.

Detailed fine sanding and filler

After removing the old finish, some scratches may be left on your floor due to the use of rough grit sandpaper. To address this, our next step involves using a series of finer sandpaper grits gradually to smooth out the surface and prepare it for the new finish. This process helps eliminate any remaining scratches and ensures a flawless result. As part of this refinement process, we may also utilize trowel filling techniques to fill in any gaps or imperfections on your floor. By trowel filling with putty, we can achieve a more uniform and seamless appearance. To determine if your floor is a candidate for trowel filling, you can click here for more information.

Finishing touches and clean up

After completing sanding with the machines, our refinishing process includes the final touches done by hand. We utilize hand scrapers to access hard-to-reach areas under radiators, along the trim, and in corners that the sanders cannot reach. These areas are then meticulously hand-sanded to match the final grit used by the sanders. Once the hand scraping and sanding are complete, thorough vacuuming and clean-up are essential to prepare for the next step. We take great care in ensuring that all dust and debris are efficiently removed, leaving a clean and pristine surface for the subsequent stages of the hardwood floor refinishing process.

Why Homeowners Trust OC Flooring

Refinishing shouldn't mean dust through the whole house, fumes, or a contractor who disappears halfway through — those are the stories we hear most. Our process is built to avoid them, which matters out in Cottage Lake's wooded, larger-lot homes where you want it done right and done once.
✅ “Will sanding leave dust all through my house?”
No. Our sanders run on a sealed dust-containment system, so even a whole-house refinish keeps the fine dust off your Cottage Lake home's shelves, vents, and furniture instead of in the air.
✅ “Is the finish safe around my kids and pets?” We use low-VOC, water-based finishes like Bona Traffic HD that cure fast and leave almost no smell — safe for kids and pets once the floor is dry, usually within a day.
✅ “Could the price change once you start?” It won't. After we see your Cottage Lake floor in person you get one written, itemized estimate — no surprise add-ons once the sanders are running.
✅ “What if something isn't right after you leave?” Every Cottage Lake job carries a 1-year workmanship guarantee, and as a local Eastside crew we're easy to reach if you ever need us back.

“Do I have to move out while you work?” Usually not. We stage the work room by room, mark which areas are off-limits, and most floors are walkable again within about 24 hours of the final coat.

Cottage Lake Hardwood Floor Refinishing — FAQs

Do you refinish older lake homes and newer acreage estates?

Yes. Cottage Lake runs from older homes near the lake to newer estates on wooded lots. We refinish original oak and fir as well as newer oak and engineered floors — checking the wear layer first on engineered.

Does the woodsy, damp setting cause floor problems?

It can — shaded, tree-heavy lots hold moisture, and that can lead to cupping. We check moisture first, let the wood settle, then sand flat and refinish so it stays flat.

How much does refinishing cost in Cottage Lake?

Most projects run about $3–$6 per sq. ft., depending on wood, repairs, stain, and finish. You get one written estimate after we see the floor in person.

How long does it take?

Most refinishes run 2–4 days; larger homes take a bit longer. Water-based finishes are walkable sooner, and we'll tell you when each room is ready.

Can you match new boards to my existing floor?

Yes. We source fir, oak, or maple to match species and width, weave in repairs, and blend the stain so patched areas disappear into the original floor.

Do you offer free estimates in Cottage Lake?

Always. We come to your home, measure, photograph the floor's condition, and email a clear written quote — no obligation, no phone tag.
