Tile Installation Sammamish WA

Tile installation · Sammamish, Washington

Waterproofed first. Tiled second.

Plateau bathrooms work hard — two kids brushing teeth over one floor, muddy cleats in the hall bath, a master shower running twice a day. Tile handles that life only if the layer nobody sees is right, because tile and grout themselves are not waterproof. We build the bonded assembly, leave it under water for a documented 24 hours, photograph the proof, and then start setting.

How much does tile installation cost in Sammamish, WA?

All-in Sammamish tile pricing runs from $14 up to $26 a square foot — tile, setting materials, substrate prep, labor — and labor accounts for $11/sq ft at minimum. Tub-shower surrounds mostly price inside $3,200–$6,800, and a bathroom taken all the way — floor, shower, niche — usually settles at $6,500–$14,000.

The plateau surprise: what a tile costs per box predicts less than what shape it comes in. A modest mosaic sheet can eat more labor than a premium large-format plank — installers charge for the cutting and the joints, and mosaics multiply both.

The part you never see

What's behind a shower that lasts

Count up from the framing and a shower is seven layers before you reach grout. When a plateau shower fails early, the autopsy always finds a missing layer — the membrane most often, skipped once to save a few hundred dollars and repaid later at fifty times that.

Why it matters

No shower leak ever knocks on the door. It works quietly — through the grout, into the substrate — until a kid asks why the hallway floor feels soft or a stain blooms on the family-room ceiling. The invoice at that stage covers framing, subfloor, drywall and tiling the whole thing again.

Call waterproofing a tenth of the shower's cost. On a busy family shower, deleting that tenth is the priciest savings you will ever be offered.

Material guide

Which tile, and where

The plateau's most common tile mistake is a beautiful choice asked to do the wrong job. Here is what we would tell you in your own bathroom, condensed to a table.

Material
Best for
Avoid
What it costs you later
Porcelain
$3–$14 / sf
Floors, shower floors, wet rooms, high traffic
Nothing structural — it is the default for a reason
Least maintenance of anything here. Under 0.5% water absorption.
Ceramic
$2–$8 / sf
Walls, backsplash, tub surrounds
Floors, and anywhere heavy things get dropped
Chips show the clay body underneath. Cheap to buy, cheap to replace.
Natural stone
$8–$30 / sf
Feature walls, entries, statement floors
Shower floors and kitchen backsplash behind a range
Needs sealing every 1–3 years. Marble etches from anything acidic.
Glass mosaic
$10–$28 / sf
Niches, accent bands, backsplash
Floors — and any large uninterrupted area
Labor-heavy to set, but nothing else holds colour like it.
Zellige / handmade
$14–$40 / sf
Backsplash and walls you want to look alive
Anywhere you want a perfectly flat, uniform surface
Variation and lippage are the point. Budget extra labor, not extra tile.

Prices shown are for material alone. We arrive with samples and honest opinions about where each one is worth its rate.

Schedule

A bathroom, day by day

Sammamish bathrooms book four to six working days. Two of them — membrane day and flood-test day — look uneventful from the hallway, and they're the reason the shower outlives the kids' graduations.

01
Demo & protection
Floor paths covered, doorways sheeted, negative air on. Old tile, thinset and backer out to bare framing, and the first honest look at the subfloor.
02
Substrate & waterproofing
Rot repaired, backer board set, pre-slope built, membrane bonded and every corner and penetration sealed. Then the flood test goes in and sits overnight.
03
Flood test cleared, tile starts
We photograph the test, drain it, and start setting — layout dry-laid first so cuts land where you'd want them, not where they fall.
04
Tile finished
Walls, floor, niche and edge trim complete. Large format back-buttered, lippage checked as we go rather than at the end.
05
Grout, silicone, done
Grout, then silicone in every change of plane. 24 hours of cure before you use the shower, and we walk it with you before we invoice.

Tile installation FAQ — Sammamish, WA

Not here? Call us at (425) 595-1079 — you'll get an installer on the phone, not a call center.

How much does tile installation cost in Sammamish, WA?

+

Complete tile installation around Sammamish falls in the $14–$26 range per installed square foot — tile, setting materials, prep, labor — with labor from $11 per square foot as the floor. A standard tub-shower surround will quote between $3,200 and $6,800; take the bathroom to completion with floor, shower and niche and it generally lands at $6,500 to $14,000. Format deserves your attention: mosaic sheets and oversized planks each cost real extra labor per foot compared with 12×12.

How much does it cost to tile a shower in Sammamish?

+

Sammamish alcove showers in standard form ask $3,200 to $6,800. The figure wraps in tear-out, the waterproofing system, a sloped pan, tile setting, niche and grout. Benches, steam, curbless entries or stone to the ceiling move it upward. Waterproofing is maybe ten cents of every dollar — modest insurance against the one failure with a five-digit price.

Do you waterproof showers before tiling?

+

Without exception. Cement board alone is not waterproofing — our showers get a bonded membrane system: pre-sloped base, sheet or liquid membrane run up the walls, corners and pipe penetrations sealed to TCNA / ANSI A118.10 practice, then a 24-hour flood test that we photograph before any tile is set. Grout only slows water down; the membrane is what stops it reaching your framing.

How long does a bathroom tile job take?

+

Most Sammamish bathrooms run four to six working days: day one is demolition and dust control, day two builds substrate and waterproofing and starts the overnight flood test, setting takes one to two days after the test clears, and grout, silicone and trim close it out. Give the shower another 24 hours of cure before anyone uses it. Standalone floors: one to two days.

Porcelain or ceramic tile — which is better?

+

Family floors and showers want porcelain — under 0.5% water absorption, denser body, far harder to chip when something gets dropped. Ceramic is the economical pick for walls and backsplash duty. In Sammamish homes we default to porcelain anywhere feet or water go, and let ceramic and glass fight over the walls.

Can you install a heated tile floor?

+

Happily — an electric radiant mat prices at $11–$16 for the installed square foot, thermostat counted. Under it goes an uncoupling membrane; around it, resistance checks before setting and after; behind it, a dedicated circuit. This is the plateau's school-morning favorite, and the economics only close while the floor is already up.

Do I need to remove the old tile first?

+

Nine jobs in ten, yes. Figure demo plus haul-away near $3.50 the square foot — the only route to a genuine subfloor inspection for rot or movement, and the way floor heights stay sane where doors swing. Now and then a truly flat, solidly bonded floor can take tile over tile, but that buries exactly what we'd want to find at demolition rather than after grout day.

How much does a kitchen backsplash cost in Sammamish?

+

For the typical 30-square-foot kitchen, Sammamish backsplashes price at $1,100 to $2,200 with outlet openings, trimmed edges and counter-matched grout in the number. The upper end belongs to layout-heavy work: herringbone, mosaic sheets, a framed feature above the range, slab-look panels run full height. Hours of cutting and layout put them there, not the tile itself.

Can you fix cracked tile or regrout instead of replacing?

+

Frequently, yes — from $8 per square foot. It is the right call for stained or crumbling grout, one or two impact-cracked tiles, or shower corners that need grout swapped for silicone. It is the wrong call when tiles echo hollow underfoot, keep popping in a pattern, or the wall flexes — that is substrate failure, a repair only postpones it, and we will tell you which situation you have before we price anything.

Which Sammamish neighborhoods do you tile?

+

The whole plateau: Klahanie, Sahalee, Trossachs, Pine Lake, Beaver Lake, Inglewood Hill, Timberline Ridge, Heritage Hill, Aldarra, Montaine, Chestnut Estates, East Lake Sammamish and Providence Point, plus Issaquah Highlands, Redmond Ridge and Fall City next door — and Issaquah, Redmond, Bellevue and the broader Eastside beyond.

What warranty comes with tile installation?

+

A 2-year workmanship warranty rides with our tile — set past the carpet term on purpose, because the second year is when tile acts up, not the second week. Manufacturer waterproofing assemblies installed complete carry the maker's system warranty too. The photos we keep of membrane and flood test mean the paper trail survives any future sale.
