Why it matters

In a hundred-year-old house the leak has more places to hide: it travels a joist bay, skips a room, and appears as a warped fir floor two rooms over or a bubble in the plaster below. However far it wanders, the destination is the same invoice — framing, subfloor, drywall, and the tile all over again.

Porcelain or ceramic tile — which is better?

Porcelain wherever water or traffic lives: it absorbs less than 0.5% water, resists chips, and carries heavy use without complaint. Ceramic is the sensible wall-and-backsplash material at a friendlier price. Our Seattle rule of thumb — porcelain underfoot and in showers, ceramic and glass up on the walls where they belong.

Can you install a heated tile floor?

Yes — and older, draftier Seattle houses repay it quickest. Do I need to remove the old tile first?
