Tile installation · Edmonds, Washington
Those original 60s bathrooms in Edmonds have outlived three trends because somebody built them carefully. We work the same way, with better materials: a bonded waterproofing membrane behind the tile, a pre-sloped base beneath it, and a photographed 24-hour flood test passed before one tile goes up.

For an Edmonds home, budget $14–$26 per square foot installed — the tile, the setting materials, the prep and the labor all inside that number, with labor alone beginning at $11/sq ft. Tub-shower surrounds generally book at $3,200–$6,800; a complete bathroom — shower plus floor plus niche — most often lands from $6,500 to $14,000.
A quiet truth of tile pricing: format drives labor harder than the sticker does. That little hex mosaic you love from 1962 takes many more cuts and joints than a modern large-format plank — which is why the modest tile sometimes carries the bigger install bill.
Edmonds installed ranges, August 2026, with tile, materials and labor included. The written quote from the free visit is the number to trust.
A lasting shower is seven layers deep, and the order matters. When we open a failed one — including plenty of well-loved originals — the missing piece is almost always the membrane, skipped decades ago or last year to save a few hundred dollars.
Leaks announce themselves late. Water passes the grout line, settles into the substrate, and reveals itself years afterward — a floor that flexes, a shadow on the ceiling of the room below. The bill at that point covers framing, subfloor, drywall and a full re-tile.
Roughly a tenth of the shower's cost buys the waterproofing. Omitting it is the one economy that always comes back.

Opening prices. The tile you choose, the substrate we uncover and the layout you want each move them; the firm figure is put in writing on site, at no charge.
Built complete every time: a pre-sloped base under a bonded membrane, a flood test kept on record, then the niche, curb or curbless threshold, then tile. You're buying layers you'll never look at.
Baths, kitchens, entries, mudrooms and daylight basements. Subfloors are flattened first; where the house moves or radiant heat is planned, an uncoupling membrane goes between.
Subway, mosaic, herringbone or slab-look porcelain — including patterns that suit a mid-century kitchen. Clean outlet cuts, proper edge trim, grout matched to the counter.
Electric radiant over an uncoupling membrane, resistance readings taken before and after the set, on its own dedicated circuit. It only pencils out while the floor is already up.
Hairline cracks, tired grout, a corner pulling loose. We give you an honest read: a lasting repair, or a substrate that has already failed beneath the surface.
Old tile, thinset and backer removed with the dust walled off behind sheeting and negative air. Everything is hauled away — nothing lingers at the curb.
The tile mistakes we see in Edmonds are almost never about taste — they're about placement. Below is the short talk we'd deliver standing in your bathroom.
Material cost only; installation is quoted separately. We carry samples to the visit and explain where each price is justified.

The on-site arithmetic, done in advance: scope, square footage, format and prep. Not a formal quote, but near enough to plan honestly.
The typical Edmonds bathroom asks four to six working days of you. The two days that seem pointless from the hallway are precisely the two that make it permanent.

“They placed plastic sheeting over the cabinets to contain the dust, so we noticed hardly any. The floors look as good or better than new.”
“We chose them because they were professional and top-notch. The work was smooth, fast and cost-effective — such skill and precision!”
“The installers were great! The floor is exactly what we wanted. We worked with OC Flooring previously — highly recommend.”

In Edmonds, installed tile runs $14 to $26 per square foot once you include the tile, the setting materials, the prep and the labor; labor by itself opens at $11 per square foot. Budget $3,200–$6,800 for the standard tub-shower surround, and $6,500–$14,000 for a full bathroom holding floor, shower and niche. Note that format, not price, sets the labor: mosaic sheets and large-format tile each take meaningfully more work per square foot than 12×12.
A standard alcove shower in Edmonds prices between $3,200 and $6,800, including demolition of the old surround, a bonded waterproofing system, the sloped base, the tile work, a niche and grout. Full-height stone, benches, steam and curbless entries carry premiums above that. The waterproofing is roughly ten percent of the bill — and the reason the rest of it lasts.
Yes — and that includes behind period-style tile. Each shower receives a bonded system following TCNA guidance: pre-sloped base, membrane brought wall-high in sheet or liquid form, corners, seams and penetrations all closed, and 24 hours of flood testing photographed ahead of tiling. The vintage character lives on the surface; the modern waterproofing lives behind it. Tile and grout never once kept framing dry alone.
Four to six working days is the usual Edmonds timeline. Day one covers demolition and dust walls; the next pairs substrate work with waterproofing, the 24-hour flood test close behind; setting occupies one or two; grout, silicone and trim finish it — then 24 quiet hours of curing before that first hot shower. A floor alone needs a day or two.
Porcelain for the working surfaces, ceramic where it's decorative. Porcelain's density — under 0.5% water absorption — and chip resistance make it right for floors, shower floors and wet areas. Ceramic is more affordable and perfectly good on walls and backsplashes, which is also where a vintage-style ceramic can carry an Edmonds bathroom's character. Every floor we spec is porcelain.
Yes — quietly, under the tile, without changing the room's face. Figure $11 to $16 per installed square foot, thermostat included. The mat installs over an uncoupling membrane, gets resistance readings before and after setting, and runs on a dedicated circuit. It only makes sense while the floor is already up; in a remodel, that's exactly when we are.
Almost always — especially with 60-year-old floors, where the mud bed underneath tells the real story. Removal and haul-away is around $3.50 per square foot and gives us the subfloor in plain view: rot, movement, and the transition heights at each doorway. Over-tiling works only on a flat, sound, well-bonded floor, and even then it raises the level and hides history. We'd rather see it.
Edmonds kitchens usually pay $1,100–$2,200 for a 30-square-foot backsplash installed — outlet cuts, finished edges and grout picked against the countertop included. Layout and cutting hours explain the top half: mosaic sheets, herringbone, a picture-framed panel at the range, slab-look porcelain climbing to the ceiling. Straight-set subway keeps you at the calmer end.
Often — and with original tile worth preserving, repair is where we start the conversation. Starting at $8 per square foot, we renew stained or failing grout joints, swap impact-cracked tiles, and redo shower corners in silicone. The limit is substrate failure: hollow sounds, tiles loosening in a pattern, a wall with give. There a repair buys months only, and we'll tell you so plainly before quoting either path.

Every tile install comes with a 2-year workmanship warranty — tile earns a longer term than carpet from us because its failures announce themselves slowly. Put in a manufacturer's full waterproofing assembly and the maker's coverage joins ours. Membranes and flood tests get photographed without exception, handing an Edmonds house with three careful owners one more documented chapter.
