A floating floor is any floor that isn't nailed or glued to the subfloor — the planks lock to each other and the whole surface "floats" over a thin underlayment pad, held down by its own weight. Most laminate, most luxury vinyl plank, and much click-lock engineered hardwood installs this way. Floating floors go in fast and ride out subfloor imperfections, but the subfloor still needs to be flat — about 3/16" over 10 feet — and the floor needs an expansion gap at every wall to move as one unit.
"Floating floor" confuses a lot of homeowners because it sounds like a product. It isn't — it's an installation method, and the same engineered plank might be floated in one house and glued down in the next. Here's how the system actually works, where it shines, where it disappoints, and how a pro decides between floating, nailing, and gluing.

How Click-Lock Actually Holds Together
Look at the edge of a click-lock plank and you'll see a milled profile — a tongue with a curved lip that rotates or taps into a matching groove on the neighboring board. Once engaged, the joint resists being pulled apart horizontally, so hundreds of planks become one continuous raft. Under that raft sits an underlayment: a thin foam, cork, or attached pad that smooths tiny subfloor imperfections, quiets footfall, and — over concrete — teams up with a vapor barrier to keep slab moisture out of the flooring.
The engineering trade-off is honest: because nothing anchors the raft to the structure, a floating floor sounds and feels slightly different underfoot than nail-down hardwood — a touch more drum-like, with a hint of flex over any low spot. Good underlayment and proper subfloor prep shrink that difference dramatically; skipping prep amplifies it. That's why the flatness spec (about 3/16" of deviation over 10 feet) matters more for floating floors, not less: every dip becomes a spot where the raft can flex and the joints can eventually creak or fail.

Floating vs. Nail-Down vs. Glue-Down: How We Choose
The subfloor makes the first cut. Over a plywood subfloor, all three methods are available, and solid hardwood tips the choice to nail-down. Over a concrete slab — Bellevue condos, daylight basements, newer townhomes — nailing is off the table, so it's glue-down or floating. From there it's priorities: glue-down feels the most solid and permanent underfoot; floating is faster, cleaner, more forgiving of minor slab quirks, and far easier to repair or replace later. In condo buildings, the floating assembly has one more advantage: the underlayment layer is where the HOA's required sound rating (IIC) gets met, and swapping in a premium acoustic pad is simple when nothing is glued.

- Speed matters — most rooms are walkable the same day
- A condo needs a specific acoustic underlayment for IIC compliance
- You may want to swap or repair the floor without demolition later
- You want the dead-solid, silent feel of nailed or glued flooring
- The product is solid ¾" hardwood — it isn't designed to float
- Cabinets or a kitchen island would sit on top and pin the raft down
- The subfloor is wavy and no one intends to flatten it first
The Rules That Keep a Floating Floor Quiet for 20 Years
- Respect the perimeter gap. Roughly ¾" for floating wood products (somewhat less for many LVP lines, per the manufacturer) at every wall, cabinet face, and pipe — covered by base or shoe molding, never filled.
- Never fasten through it. No nailing transition strips through the planks, no screwing down a squeak. One fastener turns "floating" into "pinned," and pinned floors buckle.
- Keep heavy built-ins off the raft. Kitchen islands and cabinetry go on the subfloor, with flooring cut around them — otherwise the trapped section can't move and the field around it gaps or peaks.
- Break up very large runs. Long, open spans eventually need a transition to give the floor room to move — most products specify a maximum run in the neighborhood of 30–40 feet; we plan doorway transitions accordingly in big open plans.
- Let it acclimate. Even vinyl products want a day or two on site; engineered wood wants longer. Boxes go flat in the room, not upright in a cold garage.
A Local Word on Basements and Old Houses
Floating floors solved two very Northwest problems. In basements and slab-level rooms from Everett to Renton, a floating LVP floor over a vapor-barrier underlayment handles slab moisture that would wreck a bonded wood floor — one reason it's our default recommendation below grade. And in pre-1950 homes around Seattle and Snohomish, floating floors let us run a new surface over old, character-filled-but-uneven subfloors after targeted flattening, without disturbing what's underneath. If that old surface happens to be original fir or oak, though, have us look first — refinishing the original wood is often the better move than covering it.
