Solid hardwood should never be installed below grade — no exceptions, no product warranty that says otherwise. But that's not the end of the story: glue-down engineered hardwood can work in a dry, moisture-tested basement, and waterproof luxury vinyl plank gives you the wood look with zero risk. The deciding factor isn't the product brochure — it's actual moisture readings from your concrete slab, taken before anything is purchased.
We get this call every month: a homeowner in Edmonds or Shoreline is finishing the basement, wants the downstairs to match the oak upstairs, and a salesperson somewhere said their engineered product is "basement-approved." Sometimes it genuinely is. Sometimes it's a claim that dissolves the first wet February. The Numbers That Rule Basements

Why Solid Hardwood and Basements Don't Mix — Ever
Concrete is a sponge with a work ethic. Ground moisture wicks up through a slab continuously, and below grade there's soil on the other side of the wall pushing vapor in year-round — in our climate, especially from October through May. Solid ¾" hardwood answers moisture the only way it knows: it swells. In a basement that means cupped boards, crowned seams, and in bad cases a floor that heaves off the slab. There's also no practical way to nail solid wood to concrete, so the installation method itself is wrong for the room. This isn't an opinion or a quality issue — it's dimensional physics, which is why every reputable manufacturer voids solid-wood warranties below grade. When a floor "must" be wood down there, the conversation is really about engineered wood or wood-look alternatives.
Below Grade, On Grade, Above Grade — Why the Jargon Matters
Below grade means any part of the floor sits beneath the surrounding soil line — classic basements, but also the buried side of many split-levels and daylight basements. On grade is a slab at ground level; above grade is anything with airspace below it. Product approvals are written in exactly these terms, so identifying your room correctly is step one. The tricky local case is the daylight basement common on Puget Sound slopes: the walkout side feels like a normal room, but the uphill side is genuinely below grade — the whole level gets treated by the strictest rule that applies to any part of it.

How the Decision Actually Gets Made: Test, Don't Guess
A slab that looks bone-dry can be pushing serious vapor. Before wood of any kind goes into a basement, we want data:
- In-slab humidity probes: holes drilled into the concrete with RH sensors — the modern standard. Readings above the flooring manufacturer's ceiling (commonly around 75% RH) end the wood conversation or trigger a moisture-mitigation coating first.
- Calcium chloride test: the older method — a sealed dish of desiccant weighs how much vapor the slab emits over 24 hours, measured against the classic 3-lb limit.
- The taped-plastic sanity check: tape a 2-foot square of plastic to the slab for a day or two; condensation or a dark spot underneath means the slab is actively transmitting moisture. It's not a spec-grade test, but it's a free early warning any homeowner can run this weekend.
- History interview: has this basement ever had standing water, a sump pump cycling hard, effloresence (white mineral bloom) on the walls? Any yes reshapes the recommendation regardless of today's readings.
If the slab passes, glue-down engineered hardwood — with its cross-ply core and a urethane adhesive that includes a moisture barrier — is a legitimate, beautiful basement floor. If the slab fails, no wood product goes down until the moisture problem is fixed at the source; flooring is never the cure for a water issue.

Modern luxury vinyl plank is the reason this decision has gotten easy: rigid-core planks are fully waterproof, install floating over a vapor-barrier underlayment, feel warmer than tile underfoot, and match today's wood tones well enough that guests won't clock the difference at the stair landing. If You Still Want Real Wood Downstairs
Here's the honest path: fix drainage and gutters outside first, verify the slab passes RH testing in the wet season (not August), choose a quality engineered plank rated for below-grade glue-down, use the manufacturer's full adhesive-plus-moisture-barrier system rather than mixing brands, and keep a dehumidifier running in the space — 35–50% relative humidity is the target band, same as upstairs. Do all of that and engineered wood in a Northwest basement can succeed for decades. Skip any link in that chain and you're funding a future tearout.
