Do You Have to Move Out to Install or Refinish Hardwood Floors in Seattle?
This is one of the most common questions we get from Seattle and Bellevue homeowners before starting a flooring project. The short answer: it depends on the scope — but in most cases, you don't need to leave for the entire project. Here's what to actually expect.
Hardwood Floor Refinishing: Do You Need to Move Out?
For a standard refinishing job — sanding, staining, and applying a new finish coat — most homeowners can stay in the house with some adjustments. Here's the typical timeline:
Day 1: Sanding
This is the dustiest part of the job. If we're using a dustless sanding system (which OC Flooring does as standard practice), we capture 95%+ of the dust at the source. You can still be in other parts of the house, but you'll need to stay off the sanded floors entirely. The dust smell and minor disruption are manageable for most people.
Day 2: Staining (if applicable)
Stain application takes a few hours and needs to dry completely before the finish goes on. This is a good day to run errands or work outside the house. The room needs to be undisturbed, but you don't need to leave overnight.
Days 2–4: Finish Coats
This is where the main decision point comes in. If we use an oil-based polyurethane finish, the fumes are stronger and the dry time is longer — most families prefer to stay elsewhere for 1–2 nights, especially if there are young children or anyone with respiratory sensitivities. The smell fades after 24–48 hours once the floor is dry to walk on.
If we use a water-based finish, fumes are significantly lower, dry times are faster (walk-on in about 2–4 hours per coat), and staying in the house is comfortable for most people. Water-based costs a bit more but it's our recommendation for occupied homes.
Total Timeline: 2–4 Days
A standard refinishing project runs 2 to 4 days depending on square footage, number of coats, and stain application. Full cure (when you can put furniture back) is 5–7 days for oil-based, 3–5 days for water-based.
New Hardwood Installation: Do You Need to Move Out?
For new floor installation, it depends heavily on how much of the house is being done. Here's the practical breakdown:
Single Room Installation
You can typically stay in the house with no issues. We work room by room, and you can use the rest of the house normally. The noise from nail guns and saws is significant during installation hours, but it stops at the end of the workday.
Whole-House Installation
If we're doing every room including main traffic areas — hallways, living room, kitchen access — you'll likely need to make arrangements for 1–3 days while we work through the main living areas. Afterward, we typically finish secondary rooms while you use the completed sections.
After Installation: The Finish Factor
If the floor is being site-finished (stained and coated after installation, rather than pre-finished), then the same finish coat considerations above apply. Pre-finished hardwood is ready to use immediately after installation — no drying time, no fumes.
Tips for Staying Comfortable During a Flooring Project
- Protect your belongings: Remove all furniture, rugs, and breakables from the work area before we arrive. We can assist with this for an additional charge.
- Set up a base camp: If you're staying in the house, pick a room well away from the work area and set it up with everything you need for a few days — bedding, food, entertainment.
- Plan for pets: Dogs and cats are stressed by sanding noise and finish fumes. A pet boarding stay for 1–2 days during the heaviest work is worth it for their comfort and ours.
- Air it out: We recommend opening windows during and after finish application to accelerate drying and reduce odor buildup.
